Setting a realistic fitout budget

A fitout budget built on a per-square-metre rule of thumb rarely survives contact with a real scope. Here's how to build one that does.

Rules of thumb break first

A per-square-metre rate is a starting point, not a budget. It ignores the things that actually drive fitout cost: the condition of the premises, the level of finish, services upgrades, and the approvals pathway.

Build the budget from the scope

  1. Base building — what the landlord provides and what you must add
  2. Services — mechanical, electrical, hydraulic, fire, data
  3. Finishes and joinery — the level of finish your concept needs
  4. Approvals and certifications — DA, CDC, fire, access, food authority
  5. Contingency — a realistic allowance, not a round number

Pressure-test it early

The cheapest moment to fix a budget is before design is finalised. Once drawings are detailed, every change costs more to unwind.

Keep a contingency you trust

A fitout budget without a proper contingency is a budget that will be broken. Hold one, and manage it against the scope as design develops.
