The builder has their own interests
A contractor manages construction, but they manage it from their side of the contract. Client-side project management represents your side: the programme, the budget, the decisions and the quality you signed up for.
What a client-side lead holds
- The programme — critical dates, approvals and opening
- Variations and claims — are they valid, and what do they cost
- Quality — does the work match the contract documents
- Handover — certifications, defects and opening readiness
When to engage
At contract award is ideal. The contract, the programme and the communication lines are all easier to set up correctly than to fix later.
The value is fewer surprises
Good client-side management doesn't add cost; it removes it. Fewer variations caught late, fewer decisions delayed, and a handover that lands on the date you planned for.
